What Grind and Seal Actually Is

Commercial-grade prep, honest concrete look.

Grind and seal is the middle option between a raw, untreated concrete slab and a full polyurea / polyaspartic flake system. We mechanically grind the concrete with multiple passes of diamond tooling, expose the natural aggregate, repair the cracks and joints, then lock everything in with a penetrating sealer and clear topcoat.

Polished concrete — the high-gloss showroom finish — takes the same grinding even further, with multiple polishing stages and densifiers to build up a reflective shine. Coated concrete — flake or solid color — covers the slab with a decorative film. Grind and seal sits between them: more refined than raw concrete, less expensive than polished or fully coated, and honest about being concrete.

It makes sense when budget matters, when you like the natural concrete character, when the space is a shop / basement / warehouse rather than a showroom garage, or when you need a fast turnaround that still gets the slab properly prepped and sealed.

Best for These Six Spaces

Grind and seal isn’t a do-everything finish — it’s the right call for working spaces where budget, durability, and a clean look matter more than decorative flake.

Home Garages

A clean, polished look for the cost-conscious homeowner who wants a real coating — not a DIY epoxy kit — without going to a full flake system.

Shop Floors

Auto shops, woodshops, and home workshops where dropped tools, fluids, and rolling tool chests would chew up a decorative flake floor.

Basements

Finished basements, laundry rooms, and storage areas. Penetrating sealer brightens the slab, keeps it breathable, and makes spills wipe up.

Retail Back-of-House

Stock rooms, prep areas, and pass-throughs that need a tough, easy-to-mop floor that doesn’t need to look like a showroom up front.

Warehouse Aisles

High-traffic warehouse aisles, dock areas, and forklift lanes where a polished, ground concrete surface holds up to constant wheel traffic.

Secondary Commercial

Mechanical rooms, utility corridors, restaurant back kitchens, and any commercial space where budget and durability matter more than decorative finish.

How It’s Done

The Four-Step Grind and Seal

Same prep discipline as a full coating — just a simpler, faster finish step at the end.

01

Free On-Site Estimate

We come measure the space, check the slab for cracks, joints, and prior coatings. You get a firm written price — no franchise script.

02

Multi-Pass Diamond Grind

Multiple grinding passes with progressively finer diamond tooling open the concrete to a smooth, clean profile and expose the aggregate evenly.

03

Crack & Joint Repair

Cracks are chased and filled, control joints are addressed, and spalled edges are feathered before any sealer goes down. A coating hides nothing.

04

Penetrating Sealer + Topcoat

A penetrating sealer soaks into the slab and a clear topcoat locks in the finish. Walk-ready quickly with fast turnaround for shops and businesses.

FAQ

Grind and Seal,
Questions Answered.

A full flake system — polyurea base, decorative flake broadcast to refusal, polyaspartic topcoat — is the toughest, most decorative finish we install. Grind and seal skips the flake and the multi-coat build, mechanically grinds the slab clean, and seals it. You keep commercial-grade prep and a real penetrating sealer, but you spend less, finish faster, and end up with a more natural concrete look.

Material costs are significantly lower because we’re not buying full flake broadcast and polyaspartic topcoats, and labor is shorter because we’re not doing a multi-stage broadcast and back-roll. Exact pricing depends on square footage, slab condition, and how much repair the concrete needs — we’ll give you a firm written price on the free on-site estimate so you can compare apples to apples.

Grind and seal is the right call when you want commercial-grade prep on a budget — shop floors, basements, warehouse aisles, back-of-house commercial spaces, and home garages where you’re fine with the natural concrete look. If the floor is your primary daily-driver garage, a showroom, or you want a specific decorative color, a full flake system is the better long-term spend.

A properly ground and sealed concrete floor typically holds 7 to 15 years depending on traffic, chemical exposure, and how often the sealer is refreshed. Heavier traffic and harsher chemicals shorten that window; light residential use can push it longer. Re-sealing every few years keeps the finish looking fresh without re-grinding.

Sweep regularly, damp mop with a neutral pH cleaner, and avoid harsh acid cleaners that strip the sealer. Spills wipe up easily because the surface is non-porous. Every few years — depending on traffic — we can refresh the sealer to bring the satin sheen back without re-grinding the slab.

Yes. Even though grind and seal is a lighter-build system than full flake, the slab prep is the same standard — cracks are chased and filled, joints addressed, and spalled edges feathered. A sealer won’t hide a bad slab. The whole point of commercial-grade prep is that whatever you put on top — sealer or flake — actually holds.
